If a damp patch appears on the ceiling below a bathroom, or water starts leaking through, the first priority is to prevent further damage. At this stage, it may not yet be clear where the water is coming from. The visible damp area on the ceiling is not necessarily located directly beneath the point where the leak originated.
If water is actively leaking, shut off the main water supply and stop using the bathroom. You can then carry out a basic visual inspection.
Check in particular for cracked or loose tiles, cracked or crumbling grout, and silicone sealant that is pulling away from the bath, shower, wall or floor. Also inspect the areas around the bath, shower and drain, as well as any visible parts of the plumbing.
Cracked grout or loose silicone may not be the main cause
Damaged grout or silicone sealant is often the first visible sign of a problem. Repairing these areas alone, however, does not necessarily mean that the underlying problem has been resolved.
Grout and silicone are not the bathroom’s only protection against water. A waterproofing layer must be installed beneath the tiles to protect the underlying structure from water penetration.
If water has already entered the bathroom structure and the effects are visible, for example, on the ceiling of the room below, simply removing the old silicone and applying new sealant, or regrouting the tiles, is not sufficient. This only repairs the surface; it does not address the condition of the structure beneath the tiles.
In an older bathroom, the entire build-up needs to be addressed
If water has penetrated the structure of an older bathroom, the correct solution is a complete renovation of the affected bathroom.
The bathroom is stripped out, the wall and floor surfaces are levelled and prepared, and a new waterproofing layer is applied. Waterproofing tape is installed in the corners, as these are among the most vulnerable areas of the waterproofing system.
The fault may also be in the water supply, waste pipe or drain
Water does not only enter the structure through the finished surfaces of the bathroom. The source of the problem may also be within the plumbing or drainage system.
Possible causes include a leaking connection, a damaged seal, an old cracked pipe, damaged waste pipework or a leaking bath or shower drain.
If the defect is located inside the bathroom structure, it is not sufficient to open up a small area, repair one specific connection and then close that area again locally.
The bathroom must be opened up to the extent required to repair the defect correctly. It must then be rebuilt so that the complete functional build-up is restored, including a new waterproofing system.
The reason is not only technical. With a partial repair, part of the original construction remains in place, so it is not possible to take responsibility for its condition or for areas that have not been opened up and inspected.
For the same reason, it is not responsible to provide a warranty for the bathroom as a whole, or even for the locally repaired area. A new connection is created between the existing and the newly installed section. This transition is a vulnerable point and may become a source of problems in the future.
Bathroom less than two years old
If a bathroom that is less than two years old starts leaking, the customer should first contact the company that carried out the original installation and have the defect dealt with under the warranty.
The original contractor should be given the opportunity to inspect the problem and propose the appropriate repair.
If a dispute arises, for example about the cause of the defect or the extent of the work required, an independent technical assessment can be carried out by another construction company or a qualified specialist.
The assessment should clearly describe the defect that has been identified, its location, its cause and the repair work required. This document can then be used as supporting evidence when making a warranty claim against the original contractor.
Why new silicone or new grout is not always enough
If the problem is limited to the surface and water has not penetrated into the underlying structure, the damaged area can be repaired locally. If the defect is identified quickly and the local repair is carried out before water has had the opportunity to penetrate beyond the waterproofed surface and into the structure, this can be a relatively quick and inexpensive solution.
The situation is different once water has passed beneath the tiled finish or entered the bathroom structure itself. At that point, the issue is no longer simply the appearance or condition of the grout or silicone.
New silicone can close a visible gap and new grout can repair a damaged surface. Neither of these repairs, however, restores the waterproofing system beneath the tiles or eliminates a defect located inside the structure.
If water has already become visible on the ceiling below the bathroom, or if the defect is located within the bathroom structure, simply covering or sealing the visible problem is not the correct solution. The actual cause must be removed, the structure must be properly rebuilt, and a new waterproofing system must be installed.
